So we were certified affordable housing providers, and we help people that don't think there's an opportunity to own a home because of their credit card situation. To figure it out as absolutes are real, I mean to do a budget because we talk about budgets consistently on our radio shows talking about, in order for you to get somewhere you got to start a budget, let's take the money you have. And let's figure out how you're spending it. That's correct. And once we figure out how you're spending it, then let's look at what you can do better. So if you need to knock, like for me, Starbucks is a thing. If I need to budget, I know sometimes Starbucks has to come out for a little while because I need to do some other things. And the money has been there or another one of my pet, you know, one of my favorites is going out to eat. So maybe I have to cook this month, because there's something that I want to do. But it's budgeting and I remember only one being in college it was you know what I need to be disciplined. In order for me to do the things that I wanted to do even some move, you know, to move to buy my first house, it was discipline, I had to save X amount of dollars every month in order to be able to be in position to purchase my first home. And I can tell you that I think a lot of us lack the discipline to do any guidance.

More importantly, the discipline is number one, however, commitment. Right? How often is not what you can do today is how long can you do it? Okay, so when you are disciplined, if I gave you something, you know, it doesn't have the same value if you discipline yourself to it. So I said, here's an opportunity, Leah, here's an opportunity for you to own a home. And if you follow this script, from rent, to rent to own to agreement for deed or homeownership, you are in this home, because guess what, we begin with the end in mind, we begin that this house belongs to you got it, okay? And that's our requirements, right? We want you to embrace the opportunity, but the commitment, you have to make payments, because even though it's an opportunity, you still have to be committed at all the things you're saying, the first commitment is to this home. So now you're gonna fix this home, you're gonna you're gonna paint this home, you're gonna claim to your, it's your home, doesn't it feel like you're at home, it feels like you're at home. Now, you have to be committed not to go to the casino, not to go to Starbucks not to go to dinner, but you did it after you pay the mortgage, after you made payments. You make the payment. So that's the commitment, you

And whatever that work is some people is going to a building for nine to five some people is you know, real estate is creative is based off the sales if you're in sales, but depending on what that commitment is, and having the balance because what I know is if you are going home to your home, it feels different than going home to an apart it just feels different.

It is I know the first time I had to sign all the documents that come with buying a house. i It's intimidating. Because there's some biggest expenses that come with the house. I went to a program probably about 20 years ago that took the time to explain the different parts of the house. So you knew what you were getting into, and also why you're getting disciplined. Just to help you understand that these things might come up, but if you're discipline, it's not a problem. It just happened. So you're not oh my god, this know when things happen in the house, you get it repaired, you build a list of certain people like I know some people do. The Home warranties.

By the way, I'm just gonna tell you that I live by the home warranty, okay, you have no idea right? How much money I've saved for Home Warranty. It's like the it's like the Holy Grail. Got it? Something goes wrong. You remember the home warranty? Just say number 30,000. Guess what happens next? You call the home warranty company may come out and fix it. A home warranty is an insurance policy is an insurance my home should have one. Okay. Every homeowners should have a homework, you have no idea. Anything going up? Right? And if you don't, if you don't protect yourself, then it's going to be expensive is going to be great. expense is going to be great should we should invest in a home warranty. Okay, I'm telling you they work. And I've owned hundreds of homes. Okay, I've used the home warranty process, something breaks, I call them. They fix it. It's a fee. It's a service fee. Right? Right, the bill comes to $10,000. And you just gave him 150 bucks. Got it doesn't make any doesn't get any better than getting pandas. And that's another part of the education process. That's part of our home buying process. We're educating you on these things, right?
